Five Takeaways From Recent Sales

The High End Remains Active

Three properties sold for more than $10 million during this period, including 3 Vintage Court at $16 million (Helen & Brad Miller represented the buyer of this home), 153 Marva Oaks Drive at $14.8 million, and 490 Las Pulgas Drive at $12.75 million. Nine of the 19 sales closed at $5 million or more (Helen & Brad Miller represented two of those homes), reinforcing the continued depth of Woodside’s luxury market.

Pricing Continues to Matter

Twelve of the 19 homes sold below asking price, while five sold exactly at asking and just two sold above. That does not necessarily indicate a weak market. Instead, the numbers underscore the importance of pricing a property appropriately from the start, particularly given the significant differences between Woodside properties.

Fast Sales Can Still Generate Competition

The two above-asking sales were also among the fastest of the period. The property at 153 Marva Oaks Drive sold for $14.8 million after 11 days on the market (but it had been privately marketed off-market for some time), while 17001 Skyline sold for $3.15 million – more than $300,000 above its $2.849 million asking price – after just one day on the market.

Woodside Remains a Market of Extremes

Sale prices ranged from $2 million to $16 million, while lot sizes extended from just over one-half acre to nearly 18 acres among properties where acreage was reported. Days on market ranged from 0 to 303.

Those variations illustrate why broad Woodside statistics only go so far. Location, acreage, views, privacy, condition, architecture, and proximity to Town Center can all have a significant impact on value and buyer demand.

Days on Market Require Context

The average was 60 days, but that figure was influenced by several properties that had been available for more than three months, including one for 303 days. At the other end of the spectrum, seven of the 19 homes sold in 30 days or less.

The wide range is another reminder that Woodside does not behave like a uniform housing market. A property's individual characteristics and pricing strategy can be far more revealing than the townwide average.

Final Thoughts

Woodside continues to demonstrate remarkable breadth. During just over two months, homes changed hands from $2 million to $16 million, with significant activity across multiple price points.

The numbers also reinforce something seen repeatedly in Woodside: statistics provide useful context, but individual properties tell the more important story. A home on substantial acreage along Skyline can behave very differently from an estate closer to Town Center, even when the prices appear comparable.

Location within Woodside, land, privacy, views, condition, architecture, and ease of access can all influence value. Understanding those distinctions is particularly important when determining a home's market position or evaluating a purchase.
