September was a relatively quiet month for closed sales in Woodside, with just six single-family homes changing hands. The limited number of transactions, however, does not mean the market lacked activity. Four of the six homes sold at or above list price, including three that closed more than 6% above asking.
The month also demonstrated just how individual the Woodside market can be. Sale prices ranged from $3.175 million to $8 million, with days on market ranging from zero to 62. Property characteristics, location, condition, pricing, and buyer demand can all contribute to very different outcomes, making the story behind each sale particularly important.

A Closer Look at the September Market
Several of the month’s results stand out. At 55 Mission Trail Road, the $8 million sale was reached after just one day on the market and closed approximately 6.7% above asking. This is a property that Helen & Brad sold just 2 months earlier. At the other end of the price range, 232 Highland Terrace generated significant competition, selling for $3.35 million after 10 days on the market. Helen and Brad represented the buyer in that transaction. At 855 Patrol Road, Helen and Brad represented the seller in a $3.705 million closing.
Perhaps the most notable takeaway is that four of the six September sales closed at or above asking price, despite significant differences in price point, size, and location. Three sold in excess of 106% of list price.
With only six closings, a single month is too small a sample from which to draw broad conclusions about the Woodside market. What the September results do illustrate is the importance of looking beyond averages. In a community where properties can vary dramatically from street to street, understanding the circumstances behind each sale remains essential.
