After years of selling homes and land throughout Woodside, we know that acreage alone tells only part of the story. Topography, usable land, access, utilities, privacy, orientation, and the relationship to neighboring properties can all influence how a future home might take shape. That challenge has been very much on our minds with the seven finished homesites now available on Mission Trail Road in Woodside. The properties are within a gated private cul-de-sac of only nine residences, just one mile from the town center. PG&E, Cal Water, and public sewer are available at the street, and there is no HOA or association architectural review. All building remains subject to Town of Woodside codes, zoning, and approvals.

Architectural plans have been created specifically for each of the seven available homesites. Each concept was developed with its individual lot in mind, illustrating how a home could be positioned on the property and how the architecture, outdoor areas, and surrounding land could relate to each other.

The plans make it much easier to look at an undeveloped parcel and begin to imagine a completed property.
They also provide something more tangible for evaluating scale. A site plan can help illustrate how a substantial home might fit on the land, how much outdoor space could remain, and how different areas of the property might be used.
A Starting Point, Not a Requirement
The architectural concepts are intended as inspiration rather than a prescribed design.
A buyer may choose a different architect and create an entirely different home. The value of having plans prepared in advance is the perspective they provide. Instead of starting with an empty parcel and trying to imagine all of the possibilities, there is already a thoughtful example of what could potentially be created.
We think that is particularly valuable in Woodside, where the land itself should have an important role in the design of a home. A successful plan is not simply about how much can be built. It is about how the home relates to its setting, how privacy is preserved, how indoor and outdoor spaces connect, and how the property takes advantage of the individual characteristics of the site.
Seven Homesites, Seven Different Possibilities
Mission Trail includes seven available lots – Lots 3 through 9 – within the same gated enclave. Having multiple neighboring parcels available at the same time also provides an interesting opportunity to see how the same fundamental considerations can result in different architectural responses from one homesite to another.
Architectural concepts have been created for each of the seven available homesites at Mission Trail Road. The designs illustrate possibilities for the individual properties; buyers are not required to use these plans and may select their own architect and design.

For us, that is an important part of presenting land in Woodside. A homesite represents much more than acreage. It represents the possibility of creating a home specifically for its setting – and sometimes a little help envisioning that possibility can make all the difference.
